After going through the initial training last year, I decided to come back for the advanced module on underwriting analysis. The first round had already helped me understand how amortization schedules affect cash flow, but I needed a deeper look into risk assessment and borrower qualification thresholds.

What stood out this time was the focus on real loan files. Instead of generic examples, we worked through three actual case studies: a self-employed applicant with variable income, a couple with a high debt-to-income ratio, and a refinance scenario with an unusual property type. Each case forced me to apply the ratios and guidelines rather than just memorize them.

The instructor also shared a spreadsheet template that calculates LTV and DTI dynamically. That tool alone saved me hours of manual work when I later reviewed my own pipeline. The pace felt faster than the first course, but the material built directly on what we had covered before — nothing felt repeated or padded.

If you are considering the advanced track, I would say wait until you have at least a few months of practical experience with the basics. The context from real applications makes the second round far more useful. For me, it turned a good foundation into a practical skill I use weekly.
